Advice for home buyers in Delaware

Buying your first home is an exciting proposition – but it’s also slightly terrifying. The small print, the sales-driven realtors and the abundance of choice make things a little daunting for those who have little experience in the market. It’s enough to send your head into a tailspin. Here’s some advice.

When looking for homes for sale in Delaware, it pays to do your research. If you’re a first-time buyer, make sure you consider the following tips before making that all-important final call.

Be Aware of Market Value

Buying a property isn’t just about what you can afford or whether you like the place or not – it’s also about making a good investment. Do your due diligence on the home you’re considering. Do the following to get your hands on a rough guide price:

  • Consult local real estate agents – don’t limit yourself to a single agent, but go to several. Ask for properties in the local area to get an idea of the market and the neighborhood you’re considering.
  • Past Sales – Many people don’t do this, but it’s a very good indicator of what you should be paying. Go through sales that have gone through in the last year or two.

This will equip you with a very good idea of what you should be paying for a given property. NEVER enter a buying proposition without being aware of the market – after all, you’re looking for a sound business deal as well as a home to live in.

Mind Your Budget

This is a mistake that a large majority of first-time buyers will make. The reason for this is that we stretch out our finances to the absolute maximum – that ‘dream home’ is sometimes too strong a pull, leading people to make bad choices.

Always stick to the budget you’ve set, no matter what. Just a few thousands dollars more can land you in a financial position that may lead to foreclosure in the future. Remember, there are several ‘ideal’ options for you out there – stick to the one you can afford. Use this handy calculator to find out just how you stand.

Boost Your Credit Score

Before you apply for a mortgage, make sure your credit is in top condition. You don’t want to end up with a subpar mortgage that doesn’t give you the best deal possible.

Maximize your options by checking your credit well ahead of time. If it doesn’t give you the results you’re looking for, work on it and try every trick in the book to boost it. Ensure your financial affairs are in order first – only then will you be in a good position to apply for a decent mortgage deal.  This article, from, has more on credit scores.

Finally, Do You Really Need to Buy?

Many people jump into buying a home without really knowing whether it’s right for them. It’s often assumed that buying property is the best investment you can make and while this is generally true, it may not be the case in your personal situation.

This isn’t aimed to dissuade you from buying, but rather to advise you to line up your options clearly and without bias. Consider whether buying a home fits into your financial picture. You can always stick it out another year or two and invest then. It’s all about waiting for the right moment.

Scentsy Makes Scents

I haven’t ever purchased products from Scentsy before but I have heard many great compliments about their products. From warmers to smelly products, and I mean fantastic smelling products {based on what I have heard around the Twitter world} they provide you with not only a great product but a way to work from home.

You can start as a Scentsy Consultant for about $99 depending upon which kit you wish to purchase. The price is completely right for a person who is looking to get into a product I have heard great things about. You see there are a lot of ways to work from home and being a former direct sales consultant for a variety of companies I can say that you are able to earn an income working as an independent consultant. Of course working on your own takes determination, motivation and the right marketing skills. Although if you have a good amount of local friends and family … sometimes all it takes is a little word of mouth advertising to get moving forward.

Now I have heard some great things about Candle Warmers, have you personally tried this product? Have you a friend who is interested? I would love to hear feedback on what you think about Scentsy products.

I Miss Doing Direct Sales

I used to be a consultant or independent distributor for various companies online, I strictly sold online sales for companies such as Avon, candle companies and many others. I used to do great at selling and so many wanted me on their “team” because when it comes to network marketing I am the queen of social! I know how to sell products or services without being too pushy or sounding like a robot.

Do you know that most people I hear from that do any direct selling have yet to find a personal way to advertise it? You must relate, listen and be able to truly hear what others are looking for and wanting in their life to know how to sell something to them. It’s not being tricky it’s all about being compassionate. Now don’t get me wrong, being a compassionate, friendly direct selling person sometimes had it’s down falls because then I may take it personally when someone tells me off because they feel I am “just like the rest of them” but reality is direct selling can earn you some great income.

The other down fall to being a direct seller type of person means that you automatically have an expense every month and must make enough in commissions to offset the cost of being a consultant. Most companies make you prepay monies for their website, starter pack and similar. Due to most direct selling companies making you pay something in advance most will not get into this type of business thinking it’s a scam and some may be truly a scam but I have had great luck in choosing which companies to work for because I use my friend Google to search the pros and cons that others have written about different companies that offer direct selling.

Becoming a consultant for a company may cost money but it’s very similar to affiliate marketing, which is something I do here at Happily Blended with a variety of companies and earn commissions. I love making money, who doesn’t?! So just take note from me based on my personal experience YOU CAN make money with direct sales if you have the time, dedication and self motivation to get moving forward!

Questions for Thought: Do you currently do any direct sales? What companies have you loved working as a consultant for? Which companies would you say you didn’t have a great experience with?

New Year, New Business?

Are you thinking about starting a new business this New Year? It’s a great idea and I say go for it but here are some things to think about prior to starting your business:

  • What is your niche?
  • Is the market already full of this particular niche? If yes, what will you do to be unique?
  • Will you be selling a product, service or a mix of both?
  • Research all costs beforehand and create an estimate so that you are aware of the upfront out of pocket start up costs.
  • What will you use to market your business; social media, word of mouth, business cards, customized pens?

I have seen many people want to start a business and they are ready to jump right in, this is risky. When I finally registered Brandy Ellen’s Business Solutions it was after I had spent at least a year determining what services I wanted to offer. I also spent a couple of years in direct sales which allowed me to focus on my network marketing skills. I knew that there was money to be made from home, I knew I could succeed in reaching my financial goals. Within a year I can honestly say that I am at a point where I can see a future in working from home, my income has become more than my out of pocket costs and I am now almost financially independent so that I can pay my bills monthly.

Don’t get me wrong, I am not 100% free yet, I still have weeks or months when I am just a tad bit short for the bills and fall behind a little bit but I keep plugging away and putting myself out there. Starting a business is an exciting time and one thing I learned the hard way is that expenses should be kept to a minimum so that you are allowing yourself the best possible chance at a profit when end of year hits.

So have you started a new business this year? Did you already have a business in place but are focusing on new marketing strategies? I would love to hear your stories!

High Ho .. High Ho.. Back To Work I Go

Yes it’s official, I am going back to work on Monday in the “real world”. I tell you working virtually and being able to say home with my boys and daughter has been a fantastic privilege. I will miss the great times but they are getting older and I am too. It’s time for me to go out and do what I do best …. mingling with people in a real world working environment. Don’t get me wrong, my business will still stay strong and my clients needs will be met but I will be working outside of the home as a Go Wireless sales rep during the daytime hours.

We are not certain what we will do with the children as of yet, since hubs is home he will stay with them until he finds his job and at that time we will determine if we want someone to babysit at our home or place them in daycare. For now I am just feeling all the normal emotions of a Mom who has been home full time for three years and now is heading back into the working world.

After I had the interview today with the manager, which I might add seems like a great person to work for, I felt excitement and then it hit me …. reality! I will be working full time and I start MONDAY .. so I have a few days to enjoy my children before working a nine to fiver again! I guess it’s normal to be having mixed emotions about my decision to return to work, and that just shows I am human.

Being a Mom is a huge part of my life and I have let it consume my life for the past three years, not in a bad way. I have enjoyed the past three years between giving birth to my first born son who turned three and my second born son  who turned one I feel it’s time for Mommy to go back to work again. Luckily I have a choice and so this is a decision based on not only what’s best for our family but for myself as well. The fact that I am not being forced back into the work force makes this transition a lot easier.

Looking forward to blogging, tweeting and interacting on Facebook with you all but at less of a frequency because after working all day, I will be spending time with my family and then be on late nights working on clients projects.
